The proposed works will likely require approval under the Building Act, known as the Building Regulations. A building regulation submission is therefore required to demonstrate that the proposed works meet structural, environmental, thermal, fire, health and safety considerations contained within the Building Act (known as the Approved Documents).
Assuming the planning application is approved it is likely that there will be conditions attached to the planning permission. These usually consist of a requirement to obtain Local Authority approval such as ‘proposed materials samples’, ‘key window details’ or even ‘site access arrangements’ to be further approved.
