LOFT CONVERSION

A loft conversion will give you extra space that you use as storage

Whether you are using your loft for storage or are thinking of converting the space into something special such as extra bedroom or a games room, a loft conversion is a very simple and cost effective way. Some loft conversions fall under permitted development, so you do not need to submit a planning application to the council asking permission.

Have you thought about a loft conversion?

If you are using your loft as storage but think there is enough headroom to stand in, have you considered about converting the space or adding rooflights or a dormer window. A loft conversion is a very simple and cost effective solution for creating extra living space such as a games room, study or even an extra bedroom with the en-suite bathroom. If you are unsure what permission is required and how the garage conversion will work, contact us to arrange a consultation visit at your property where we will be happy to see whether our services can help.

Learn five simple steps before you start

We will visit you to talk about your loft conversion

Our consultation visit is a friendly chat to discuss your thoughts and ideas about the loft conversion in relation to the existing property. We will listen and take notes so we can clearly understand your requirements and discuss in detail the processes involved to gain the necessary permissions and answer any questions you may have. After every consultation, you will receive a fee letter that outlines our services which include the design stages involved, timescales and fees so you are clear from the outset what is required in order to achieve a loft conversion.

Getting started with your loft conversion design

In order to design the loft conversion, we first need to gather measurements of the existing property in the form of a measured building survey. A measured building survey usually takes a couple of hours and will involve taking measurements of the existing house to enable us to produce drawings. Once the drawings are produced, we are able to produce feasibility sketch illustrations of how the loft conversion can be best developed.

Working with you producing feasible design options

We will prepare some indicative proposals to establish how the loft conversion could be best developed, so you can review the drawings and pass comment. Our drawings will include floor plans, elevations and site plan, so you can clearly understand the design proposed from discussing your requirements. If any changes are required to the proposal, we would be happy to oblige until you are satisfied with the final design. Once the design of the loft conversion is finalised, we can then submit the scheme as a certificate of lawfulness application on your behalf to the council.

Submitting a certificate of lawfulness application for your loft conversion

Submitting a certificate of lawfulness application to the council is a very complicated process but we will be glad to help. We will submit scaled drawings along with the correct paperwork and ordnance survey map so the certificate of lawfulness application can be processed efficiently without delay. Once the certificate of lawfulness is paid for, it will be processed and the council will offer a date when a certificate will be available. It is normally eight week for the council to determine the works fall under permitted development, so you can sit back and relax while we liaise with the council and update you of it's progress until a decision is made.
